Tips on How to Sell Your House Quickly

need to do some extra homework. Here are some tips. |
Most sellers are finding it difficult to sell their house fast. Some sellers struggle to get a single genuine
for months.
One main reason is recession. But that is not the only reason. Another reason is finance.
Not that there are no buyers in the market. Unless they are able to buy fast with ready cash, most buyers find
it difficult to get a mortgage. May be because they do not have a well paid job to afford a mortgage or may be
their credit history is not up to scratch. Another big reason is - they do not have a large enough deposit that
banks demand these days.
(To give you an idea, many banks demand 30% deposit - which means that to buy a £150,000 house, a buyer would
need £45,000 in deposit alone, on top of a well paid job to afford the mortgage and a good credit history. And
that is before solicitors fees, survey fee, stamp duty and other moving in costs.)
But there are still plenty of sellers, and plenty of people willing to buy their own house. However the bit
that makes them come together (i.e. finance) is missing.
However, it does not mean that no buying or selling activity is taking place at all. People upgrading their
homes to bigger or better ones have deposit in the form of equity. Many people downgrading to smaller houses do not
need deposits as the are effectively cash buyers. And then there are some cash buyer companies who can make you an offer within one day.
Therefore, even though housing market is not as good as it could be, there is still plenty of activity. For
instance, speak to any estate agent and they will tell you that they are still selling, but not as many as they did
a few years ago.
How to sell your house fast?
If you place your house on market they you probably realise thay buyers are not going to lookj at just your house.
They will view a few others and then chose the one they like the most. The factors they would consider would be
price, area and any work that may need doing. In addition, what people forget is - most buyers would imagine living
in the house before deciding to make an offer.
How do you help them make up their mind about that?
- Take a look of your house inside out and make a list of repairs that need doing first. If there are any
dripping faucets, leaking pipes, torn window screens or damaged decking then fix that.
- Now organise your closets and cabinets. This would help the buyer see the maximum potential of the house.
Remove any extra furniture - it may have sentimental value to you but it would not help the buyer. Any clutter
also needs removing. Get an independent advice, and act on it if you serious about selling the house fast.
- Next, curb appeal is important. Curb appeal is what a buyer sees and feels before knocking on your door. If
it does not feel right from outside, you would have extra work at hand to change their mind after they enter
the house. Trim those overgrown bushes, mow the grass, paint the door etc. Pots of flowers can never be a bad
idea.
- Finally, before someone is to visit the house, make sure the house (especially kitchen and bathroom) is
clean, and beds made. Open windows and curtains to let the air and natural light in. Switch on lights if
needed. A dose of sandlewood or air freshner is always a good idea to neutralise any offending smell.
